Exterior Maintenance

Please See Article VI of our covenants – In the event an Owner of any Lot in the Properties shall fail to maintain the premises and the improvements situated thereon in a Manner satisfactory to the Board of Directors, the Association, after approval by two-thirds vote of the board of Directors, shall have the right, through its agents and employees, to enter upon said parcel and to repair, maintain, and restore the Lot and the exterior of the buildings and any other improvements erected thereon. The cost of such exterior maintenance shall be added to and become part of the assessment to which such Lot is subject.

Landscaping

As per Chapel Hill’s guidelines–please mow your lawn before it gets overgrown.  Don’t let your lawn grow tall enough to hide a small pet.

Mailboxes

We request that you maintain our official style mailbox post style and number plates. Posts should be kept painted, and mailboxes kept free of rust and in good working order.

Pets

Please be considerate of your neighbors. All dog owners are reminded to pick up their dog’s waste at all times and properly dispose of it. Not only is leaving pet waste behind disrespectful, but it contains disease-causing bacteria and microorganisms that are harmful to humans and water. Additionally, all dogs are required by law to be on a leash at all times when not on your own property.

Parking

Street parking is not permitted.

Speed Limit

The speed limit in Chandler’s Green is 25 miles per hour. Please also come to a complete stop at the stop sign. The speed limit, stop sign, and traffic calming measures are in place to keep our residents safe.

Outdoor Structures

See Article V of our covenants – No building, fence, wall, satellite dish or other structure shall be commenced, erected or maintained upon the Properties, nor shall any exterior addition to or change or alteration therein be made until the plans and specifications showing the nature, kind, shape, height, materials, and location of the same shall have been submitted to and approved in writing as to harmony of external design and location in relation to surrounding structures and topography by the Board of Directors of the Association, or by an architectural committee composed of three or more representatives appointed by the Board.

Sidewalks / Curbs

It is the responsibility of each neighbor to edge their sidewalks and curbs. Sidewalks should be kept free of obstacles. Road verges should be mowed and maintained.

Signs

Private properties are permitted to temporarily have one for sale or lease sign not exceeding four square feet located on the property. The sign must be removed immediately after the sale, rental or lease. Signs are not permitted in the public right-of-way.

Trails & Common Area

Noise

  • Loud parties may be cited for violating the noise ordinance.
  • Apply with the Police Department for a permit for events that may exceed permitted sound levels.
  • Don’t operate your vehicle sound system or boom box so that it can be heard more than 30 feet away.
  • Operate leaf blowers in residential areas from 8 a.m. to 7 p.m. Monday through Friday and 9 a.m. to 5 p.m. Saturday and Sunday.

Trash Receptacles

Our garbage collection day is Monday. Check the local paper if the collection day falls on a holiday. Garbage is to be placed at the curb by 6 a.m. on the collection day, with containers removed before 7 p.m. on the same day. Failure to remove garbage roll-out carts or containers from the curb may result in a $25 per day fine.

Yard Waste Collection
Our yard waste collection day is Thursday. The town provides free curbside collection of containerized yard waste and small yard waste piles. Loose yard waste, such as leaves, grass clippings, and pine needles should be placed in a yard waste roll cart, other rigid container, or paper yard waste bags. Plastic bags will not be collected. All yard waste must be behind the curb or street side. The Town does not collect large logs, stumps, crossties, and clearing debris from lots.
