The Architectural Review Committee (ARC) consists of a group of homeowners who have been appointed by the Board to make sure that any architectural changes made to a home conform to the CC&Rs and protect the overall aesthetics of the community. Examples of projects that require approval are listed below. The ARC Committee operates with guidance from the Board; non-unanimous decisions, items that are inconsistent with historical practices, and/or items that set a new neighborhood precedent will be forwarded to the Board for review.

It is the responsibility of the homeowner to obtain the necessary information and/or approval from the county for any project that must comply with Orange county before submission of the project to the ARC.
Examples of (but not limited to) projects that require approval:
* Pools, hot tubs and spas
* Sheds or other vertical structures
* Any additions or architectural changes to the exterior of the house
* Fences, walls, and permanent child play structures
General Architectural Guidelines
1) All home additions and structures which are unattached to the main residence should match or compliment the style, color and materials of the home.
2) All fences require approval. They may not be constructed with wire mesh, chicken wire, or plastic mesh “deer fencing”.
3) Privacy fencing may be used with AC approval along a property line that does not adjoin another Chandler’s Green lot. Privacy fences are sight-obscuring fences which are used to block an area from view by neighboring properties or public right-of-ways. These are not permitted between Chandler’s Green properties.
4) Homeowners are asked to seek agreement with neighboring lot owners before requesting approval for architectural/structural updates (siding, any new structures, fencing, etc).
Review Process
Neighbors are required to submit requests for all architectural changes (structures, elevation updates, fences, etc.) to the ARC, and are encouraged to use the form embedded in the Architectural Guidelines, below. The committee (or the HOA Board in certain instances) will respond within 30 days of the completed request. Find additional details in the Architectural Guidelines, below.
Infractions
If a homeowner has installed/erected a structure without written approval from the Architectural Committee, and has been notified in writing of such, the homeowner may be required to restore the property to its pre-change condition (remove fencing, remove decking, reverse changes, etc.), and may be assessed fines until that restoration is completed. Please refer to the ARC guidelines PRIOR to constructing/installing any structures, and consult with the ARC committee to avoid these actions. Also refer to the CC&Rs which represent the contractual agreement between the homeowner and the HOA with respect to approval requirements for all structures.
